How buying works

From our first call to your new title.

Buying property here has a lot of steps. Here's the path I take every client through, so you always know what comes next.

Timelines vary with financing and the city's Registry of Deeds. Typical ranges shown.

  1. Day 1

    Step 1: Discovery call

    We talk about your goals, timeline, preferred areas and budget. No pressure to decide anything.

    Documents: Nothing yet, just your questions

  2. Week 1

    Step 2: Budget & financing pre-check

    We compute your down payment, closing costs and monthly amortisation, and choose between cash, Pag-IBIG or bank financing.

    Documents: Valid IDs, TIN, proof of income

  3. Weeks 1–3

    Step 3: Viewings, in person or on video

    I shortlist properties that fit and arrange viewings. I check the title, tax declaration and association dues before you fall in love.

  4. Week 3

    Step 4: Offer & reservation

    I negotiate price and terms. Once agreed, you sign a reservation or Letter of Intent and pay the reservation fee directly to the seller or developer.

  5. Weeks 4–8

    Step 5: Loan approval & Contract to Sell

    If financing, we submit your loan documents and follow up until the letter of guaranty or approval comes through.

  6. Weeks 6–10

    Step 6: Deed of Absolute Sale & payment

    We sign the notarised Deed of Absolute Sale and the balance is released to the seller. I prepare a cost sheet so every peso is accounted for.

  7. 1–4 months

    Step 7: Taxes, title transfer & turnover

    Capital gains tax and documentary stamp tax are paid, the BIR issues the eCAR, and the title is transferred at the Registry of Deeds. Then it's keys in hand.

About me

Hi, I'm Mika. I help families buy the home I wish my parents had found sooner.

I grew up in Marikina, the eldest of three, with a dad working in Jeddah. I watched my parents try to buy a house from abroad: missed calls, unclear fees and a title that took years to sort out.

That's why I became a broker. For the past 12 years I've helped families across Quezon City and Rizal buy and sell with the clear, honest guidance mine never had.

Today I work with a small team for documents and photography, but you'll always deal with me directly, from the first call to the day you get your new title.

How much is your commission, and who pays it?

For resale properties the seller usually pays the broker's commission, commonly 3% to 5% of the selling price, agreed in writing before I list. Buyers working with me on resale or developer projects typically pay nothing extra. I'll always tell you upfront, in writing, who pays what.

I'm an OFW. Can I buy without flying home?

Yes. I do live video viewings, send due-diligence documents by email, and coordinate with a family member you name in a Special Power of Attorney (SPA), which you have notarised or consularised abroad. Reservation and down payments go straight to the seller or developer's official account, never to me.

What documents do I need to buy a property?

Usually two valid IDs, your TIN, proof of income (payslips, COE or ITR; for OFWs, your employment contract and remittance records), and marriage certificate if applicable. For a bank or Pag-IBIG loan there are a few more forms, and I'll give you a checklist based on your situation.

Pag-IBIG or bank financing: which is better?

Pag-IBIG often has lower fixed rates and longer terms, which is great for first homes within its loan limits, but approval can take longer. Bank loans are usually faster and can go higher, with rates that reprice after the fixed period. We'll compare actual monthly amortisations for your budget before you decide.

Who pays the taxes and transfer fees on a resale?

By common practice the seller pays capital gains tax, while the buyer pays documentary stamp tax, transfer tax and registration fees, but everything is negotiable and written into the Deed of Absolute Sale. I prepare a cost sheet so there are no surprises at signing.

How long does the title transfer take?

Once taxes are paid and the BIR issues the eCAR, transferring the title at the Registry of Deeds and updating the tax declaration usually takes a few weeks to a few months depending on the city. I track every step and send you updates until the new title is in your name.
